New home permits

  • In the first 6 months of 2022, there were 221 new single-family residential home permits issued throughout Cochise County, up nearly 50% from 148 in the first half of 2021. The average SFR permit value for January-June 2022 was $145,557, down 17.3% from the same period the year prior. (For the most recent monthly data, click here)
  • Annually in 2021, there were 422 new SFR home permits issued countywide, up 26.7% from 2020 and the highest since 2008. The year 2021 was the sixth consecutive year of growth in annual new home permits, coming off a low of just 139 back in 2015 (the lowest since 1991). The annual average SFR permit value in 2021 was $133,668, down 20.0% from 2020.
  • Despite the rebound in recent years, annual new SFR home construction in 2021 was still down two-thirds from the housing-boom peak of 1,265 back in 2005. Cochise County new home permits in 2021 were nearly double their recent 10-year average of 221, but down 16% from their 25-year average of 503.

Housing market

In September 2022, the median price of homes sold in Cochise County was $275,000, according to National Association of Realtors. That was up 22.2% from September 2021. The median days on market in September was 55, down from 61 in September 2021. As of October 2022, there were 1,627 homes listed for sale in Cochise County, up from 1,573 in May. Although Cochise County saw its median home price increase 22.2% in September 2022 (compared to September 2021), the increase was driven by the Sierra Vista market, which saw the median price jump 27.1%. Of Cochise County's seven municipalities, the other six all saw median home prices fall from a year ago.

Douglas: $134,000 (-16.3%)

Huachuca City: $155,000 (-5.8%)
Tombstone: $268,000 (-0.2%)
