New Construction & Housing Market

New home permits

  • In 2021, there were 422 new single-family home permits issued in Cochise County, up 26.7% from 2020 and the highest since 2008.
  • The year 2021 was the sixth consecutive year of growth in new home permits, coming off a low of just 139 back in 2015 (the lowest since 1991).
  • Despite the rebound in recent years, new SFR home construction in 2021 was still down two-thirds from the housing-boom peak of 1,265 back in 2005.
  • Countywide new home permits in 2021 were nearly double their recent 10-year average of 221, but down 16% from their 25-year average of 503.

HOME PRICES & DAYS ON MARKET

  • In March 2022, the median price of homes sold in Cochise County was $256,000, according to National Association of Realtors. That was up 22.5% from March 2021. The median days on market in March was 48, down from 55 in March 2021. As of May 2022, there were 1,573 homes listed for sale in Cochise County, down from 1,626 in December 2021 (Cochise County, AZ Real Estate Market).
