New home permits

  • In 2025, Cochise County issued 463 residential building permits, up from 441 in 2024, signaling renewed activity after a recent dip.
  • Single-family homes remain the dominant product, with 433 permits (93.5% of total), but multifamily construction is showing early signs of growth: 16 permits for 3–4 unit buildings and 14 for 5+ unit buildings (2 structures).
  • No permits were issued for 2-unit structures in 2025, continuing a long-term trend of limited duplex development.
  • Total permit valuation reached $68 million, with the average single-family permit value rising to $154,575—a 9% increase over 2024, and a return to 2022 levels after a dip in 2023–2024.
  • The market is stabilizing after a peak in 2022 (529 permits, $80.2M valuation) and subsequent declines, with 2025 data indicating both resilience and potential for new investment.
  • Sierra Vista leads municipal activity, but a significant share of permits are in unincorporated areas, offering opportunities for both infill and greenfield development.

Housing market

  • According to data from the Arizona Regional Multiple Listing Service, the Cochise County housing market continued to show resilience during the first half of 2026, with both home prices and sales activity increasing compared to the same period in 2025. Through the first two quarters of 2026, 728 homes were sold, up 7.4% from 678 sales during the first half of 2025. The median sales price reached a record high of $290,100 in the second quarter of 2026, an increase of 7.4% from $270,000 one year earlier, while the sold-to-list price ratio edged up from 95.2% to 95.3%, indicating that sellers continued to receive close to their asking prices.
  • The second quarter of 2026 was particularly strong. Closed sales totaled 411, up 7.9% from 381 in the second quarter of 2025. The median sales price increased by $20,100, or 7.4%, over the year. At the same time, average days on market declined from 99 to 96 days, a 3.0% improvement, suggesting somewhat faster sales despite higher home prices.
  • There were 491 homes for sale in the second quarter of 2026, up 1.4% from 484 a year earlier. However, months of supply declined from 3.8 months to 3.1 months, an 18.4% decrease, reflecting stronger buyer activity relative to available inventory.
  • Looking at longer-term trends, home values have risen substantially over the past several years. The median sales price increased from $250,000 in the first quarter of 2022 to $290,100 in the second quarter of 2026, a gain of 16.0%. Over the same period, annual closed sales declined from 1,830 in 2022 to 1,375 in 2025, a decrease of 24.9%, reflecting the market's adjustment following the pandemic-era housing surge. Meanwhile, average days on market increased from approximately 58 days in 2022 to 98 days in 2025, a 69.0% increase, signaling a slower but more balanced housing environment.
  • Overall, the Cochise County housing market in 2026 is characterized by rising home values, increased year-to-date sales activity, and inventory levels that remain adequate but not excessive. The combination of a 7.4% increase in year-to-date sales, a 7.4% rise in the median sales price, and an 18.4% decline in months of supply suggests that demand remains solid despite higher borrowing costs and elevated prices. Buyers have more inventory to choose from than during the highly constrained market of 2022, but continued price appreciation indicates that housing demand remains strong across the county.
